The Maplewood luxury home market, defined as homes listed for over $750,000, is outperforming the total marketplace. In fact, of the 16 homes currently on the market, six have accepted offers on them and are in attorney review and another 14 homes are Under Contract (there are twice as many homes under contract and with accepted offers versus the net inventory left to sell).
Furthermore, there have been a dozen closings since January 1st, 2016 and of these closings, here are the incredible stats:
1. Average Sale Price is up to $899k
2. Average Sale Price to Asking Price Ratio has buyers paying 102.6% of asking.
3. Of the dozen homes sold, 7 sold for over asking, 3 sold for asking and only 2 sold under asking.
4. Sales of Closed Homes occurred in just under 38 days.
All in all, its a great time to be a Luxury Home Seller in Maplewood.
